Anthony Bucciero, Certified General Real Estate Appraiser

Anthony Bucciero is the principal of Epic Appraisals, LLC and holds California's Certified General appraisal license, the state's highest license classification, which permits appraisal of all property types without limit on value or complexity. His practice covers commercial and income-producing property throughout Southern California, along with the residential and mixed-use assets that estates and trusts commonly hold, and valuation matters involving easements, partial acquisitions, and title issues.

His client base includes estate planning and probate attorneys, CPAs, fiduciaries, lenders, and financial services firms. Recent work includes multi-property portfolio assignments for estate settlement, complex income-property valuations, and appraisal review.

Every report is prepared and signed by Anthony personally. When you engage the firm, the appraiser you speak with at the scope call is the appraiser who inspects the property, performs the analysis, and answers questions after delivery.

Process

From engagement to delivered report

Scope the assignment

A short call or email establishes the property, intended use, intended users, effective date, and timing. A written fee quote follows, usually the same day.

Inspection

The property is inspected and documented. For date-of-death work, the inspection is reconciled to the property's condition as of the effective date.

Research & analysis

Comparable sales, listings, rental data, and income and expense information are researched as of the effective date and analyzed under the applicable approaches to value.

Report delivery

A signed narrative appraisal report is delivered as a PDF. Follow-up questions from your attorney or CPA are answered as part of the engagement.
